All agents are equal

All agents are equal, but some are more equal than others. Growing up I enjoyed the George Orwell book Animal Farm. I believe I studied it for my English O Level, yes I am that old. While we are not debating the emergence of a new hierarchy which I am going to use as a pretentious metaphor for Lettings, dare I say... We all do the same job, but some do it better than others.

Let’s break this down a little. I am a big believer in substantiating everything. All agents will take photos, create particulars, put your property online, handle enquiries and calls, book and conduct viewings, negotiate terms of the let, look after the application, and then manage the property for you. Well nearly all agents do nearly all the above!

Assuming for a moment all agents do all the above, all of the time, why is it that when one letting agent advertises a property for three months with no interest and then Cooke Curtis & Co take the property over, and let within a week?

Here I will refer to “Our Book of Little Differences”. It isn’t just because we had better photographs taken or added floor plans and wrote meaningful descriptions. Or that we have a wider reach with a comprehensive mailing list and we place the house on the three major portals and our Facebook and Instagram as well as AI created property feeds. Or even that our experienced and friendly team handled the enquiries efficiently creating 15 viewings on the first weekend.

To quote Aristotle, (sorry I did imply this post was pretentious) the whole is greater than the sum of the parts. Each part we do a little better, results in a completely different outcome for our clients. Not only this, but we have also made a number of recommendations the other agent missed including installing a new extractor fan in the bathroom, helping alleviate any damp issues and removing an internal trip hazard and equally problematic garden hazard making the house safer for the new tenants. The Devil is definitely in the detail.

To us this all comes as a day’s work and is the norm for our excellent team but for so many others it is simply about placing your property online and hope for the best. Sometimes they get lucky, very often they don't.
