Our client's properties - not us - we have remained true to our values, but are consistently looking at our stats to see how we can improve on a number of metrics. What has just happened in February is a good example of this. For the first time since the COVID period, we have agreed sales for 50 clients within one month. For those of you who didn’t know, the property market went into overdrive during that terrible time, and property sales skyrocketed, and over the summer of 2020, the property market boomed.

To have sold (stc) 50 properties in a short month and in February is no mean feat. It is important to know that this is considerably more than any other estate agent in Cambridge. Humility is overrated ;-) I have some other interesting data (well, at least we think it is) for you to ponder while dipping a digestive into your morning tea. Other biscuits are available.

Digging into the numbers of the 50 properties sold, 28 were at the asking price or over, and overall we achieved 99.97% sale price, compared to the asking price, and of the 22 which sold under their asking price the average here was an equally decent 97.6% sale price (so very very close to the asking price). What this identifies is the accuracy of our valuations and asking prices. Now we are not perfect, and not everything sells within a week at or above their asking price, but we are definitely one of the best. This is where our commitment to honesty and transparency comes into its own. When it comes to valuations it doesn't always make sense to appoint the agent who values the highest.

Our most popular style of property in February was semi-detached with 14 sales agreed and the price range with most properties sold was £500,000-£600,000 again with 14 sales. We are big on analysing the stats as this helps us continually improve.

Comparing the city to surrounding villages, the same number of properties achieved asking price or over, 14. But with regards to enquiries generated and viewings booked, city properties outperform most village homes with an average of 34% more viewings on city properties compared to village one. The city remains comparatively very buoyant, but when looking at National averages, the surrounding villages still out strip most of the country.  

Anyway, back to helping 50 clients sell their properties. How have we done this? It’s easy to say “because we are better,” but what does that mean? How are we better? Let me explain. We will use the analogy of an elite athlete. They don’t wake up one morning and say, “ I will be an elite athlete today”. They will train and train over many years. They will try different diets, trainers and routines until, at one point, everything aligns and they deliver their PBs or outperform their competitors. And that’s all well and good, but now they are at this level , maintaining peak performance is as challenging as getting to your peak.

We have made a number of changes and tweaks over the last few years; new website, new sales system, some team changes and an updated and unified group vision. The stars have aligned, as they say. For full disclosure, there are a few extra things we now do to help clients on their journey, but we wouldn’t want everyone to know about that.
