Positively Lettings
As it often does, the lettings market is telling a similarly positive story. Over the past two months we have seen a noticeable increase in tenant demand, with more applicants actively searching for homes across Cambridge and the surrounding villages. At the same time, available stock remains relatively constrained. The number of properties available to rent is currently around 10% lower than at the same point last year, while completed lets are approximately 7% higher.
This imbalance between supply and demand continues to underpin rental values across much of the city. That said, the market is becoming more selective. Tenants have more choice than they did during the exceptionally competitive post-pandemic years. Presentation, marketing quality, and pricing are once again becoming important differentiators.
As an example, at the time of writing there are 79 one and two-bedroom apartments available within a mile of Trumpington. For landlords, this means competition is no longer just about securing a tenant. It is about securing the right tenant, at the right rent, in the shortest possible timeframe.
Properties that are professionally presented, accurately priced and marketed to the widest possible audience continue to outperform the rest of the market. Alongside these market dynamics, landlords are also preparing for significant legislative changes through the forthcoming Renters’ Rights Act. As the regulatory environment becomes increasingly complex, professional advice and proactive management are becoming more valuable than ever.
