Thinking of Letting?
When you’re thinking of letting your property, consider this — Does your letting agent market your property on the three major portals, Rightmove, Zoopla and OnTheMarket, ensuring it appears across dozens of property websites? Of course they do. And they should.
BUT that’s just the starting point. What are they doing beyond that? You know, the bit where they add value and earn their fee! You would be surprised (or maybe you wouldn't) how many don't. The reality is that tenants aren’t just on portals. Around 70–75% of UK adults use Facebook. More than half are active on Instagram. And among typical rental-age tenants, usage exceeds 90%.
They may not be searching “two-bed flat in Cambridge” in a hashtag. But they are scrolling Daily. For nearly two hours a day on average. (I know you and I don't!). And we don’t wait for them to find your property. We place it directly into their feed through targeted, paid social campaigns aimed specifically at Cambridge tenants. Not a hopeful post. Not a generic boost. A structured campaign designed to generate attention in the crucial first few days.
As far as we are aware, no other Cambridge letting agent is doing this consistently or strategically. And early attention changes outcomes. Visibility Is Easy. Leverage Is Not. Every agent can upload a listing. Fewer combine: Accurate rental positioning, Professional presentation, Active tenant matching and Targeted social media exposure. That combination generates stronger enquiry levels, which gives you choice. And choice is more powerful than you can even imagine. Choice means better tenants.
Better tenants mean fewer voids and fewer problems. That is the difference between listing a property and managing an investment. And that is exactly what it is. You know this only too well.

No inflated promises. Just considered advice. If that would be useful, let’s talk.
